The relative "watching" your land back home is not a security system.

I split my time between Accra and London, and I built this after helping a friend discover, four years and about £18,000 into "building his retirement house," that the plot he paid for had two other buyers and no registered title. He'd been sending money based on phone calls and photos from a cousin who swore everything was fine, and by the time we untangled it, the "everything is fine" updates had been covering for a contractor who'd stopped working on the house eight months earlier and a plot with a disputed customary claim that predated his purchase entirely. A proper search at the Lands Commission would have shown the conflict in about a week, but nobody told him that step existed until it was too late. We recovered part of his money and salvaged the project, but it cost him two extra years and a lawyer's fees he shouldn't have needed if the checks had happened before the first transfer instead of after the fourth year of confusion. This happens constantly, and it's rarely because people are careless. Diaspora Ghanaians are managing a project from several time zones away, trusting family because that's who you're supposed to trust, and wiring money based on the only information available: a phone call, a photo, a relative's word. The fix isn't complicated, it's just tedious, and nobody explains it to you before you send the first transfer. Ghana's land system adds its own complexity on top of distance: a plot can be state land, stool land, or family land, and family land in particular is exactly what it sounds like, land held communally by a family, which means one relative selling it to you doesn't always mean the rest of the family agrees, and disputes over exactly this are one of the most common ways diaspora buyers lose money. The Lands Commission holds the records that settle these questions, but almost nobody checks before they buy, and almost every seller, honest or not, will tell you the title is clean.
